(February 18, 2013) – Rehab Development, a Winston-Salem, N.C. based developer specializing in downtown Main Street revitalization, historic preservation and successful public/private partnership formation, has completed construction on River Market Lofts in Hawkinsville, G.A.
Located at 100 Houston Street, River Market Lofts afford premier residential spaces in the heart of downtown Hawkinsville. During construction, state of the art green building techniques were incorporated to provide a desirable environment for residents. The building features ten apartments for lease, four of which are spacious 2 bedroom, 2 bath flats with over 1100 square feet of loft style living space. The remaining six units are 2 bedroom, 2.5 bath, two story townhouses with over 1200 square feet of industrial chic living space. Initial tenants in each unit must not earn more than 80% of the County’s Area Median Income. After an initial 80% AMI tenant occupies each unit, the apartments will have no further income restriction associated with them and will be available to everyone.
“It is extremely exciting to see this project finished and ready for occupancy”, said Rehab Development principal and building owner Patrick Reilly. “This is the 3rd Hope VI Main Street revitalization project we have successfully developed since 2009. In addition to the obvious aesthetic improvement to the property, increase to the community tax base and enjoyable living experience we work to create, these types of rehab projects are very labor intensive,” Reilly said, “and are proven to help create sustainable jobs.”
City Manager Jerry Murkerson said “The Board of Commissioners is very pleased to see this project completed as it provides affordable housing for our community. We are thankful that we could facilitate the project by receiving a HOPE VI grant to aid construction. We are very appreciative to Rehab Development for completing the project and transforming an old mill site into an attractive setting along the banks of the Ocmulgee River in downtown Hawkinsville. Hopefully, this project will inspire further redevelopment in our downtown.”
This historic building was built in approximately 1955 as an annex to the neighboring Cotton Mill Lofts. Both properties were recently restored by Winston-Salem, N.C. based Rehab Builders, Inc.
